We run our field service operations on Lakehouse AI. In practice that means you get a single intake form instead of a phone-tag chain — submit the property, unit, and issue, and the job is scheduled, tracked, and communicated from there without anyone having to chase anyone.

It also means we can tailor communication to how your team actually operates. Some managers want us talking directly to residents and handling the whole access conversation. Others want us to stay entirely on their side and simply be assigned to a job. Both work — you tell us which, and that becomes the default for your properties.

Can you provide a Certificate of Insurance?

Yes. We carry general liability and workers’ compensation coverage and can issue a COI naming your management company or ownership entity as additional insured. Send us the requirements and we will have it to you before the first visit.

What do you need to get set up as an approved vendor?

Typically a W-9, our COI, and a copy of our Virginia contractor and Master HVAC license. We can send all three the same day you ask — call +1(571)-677-4798 or use the contact form.

Do you coordinate access with tenants directly?

Whichever you prefer. We can contact the resident, set the window, complete the work, and confirm back to you — or stay entirely on your side and let your team own resident communication. You set the default once and we follow it on every job.

How do we submit a job?

Do you offer maintenance contracts for multiple units?

Yes. Seasonal preventive maintenance across a portfolio is one of the most cost-effective things a manager can do — it catches failures before they become emergency calls and tenant complaints. Call us with your unit count and we will put together a plan.

How do you handle invoicing for managed properties?

Itemized invoices per property or per unit, however your accounting needs them broken out. Pricing is approved before work starts, so what you approve is what you are billed.
